Powerful signal for Hamburg’s inner city: redevelopment of Hamburger Hof on Jungfernstieg to begin in 2025
With its sensational location, beautiful architecture and singular identity, the Hamburger Hof is considered the key property for the Jungfernstieg boulevard, the Passagenviertel shopping district and indeed for the entire inner city. MEAG – Munich Re and ERGO’s asset manager – will begin its refurbishment next year.

“The plans for the Hamburger Hof are great news for Hamburg, representing, as they do, a big investment in the future of the city centre that will create a fascinating mix of retail, gastronomy, and state-of-the-art office and residential spaces on the Große Bleichen road. The design by architects Diener & Diener meticulously preserves the landmarked historic buildings and urban ground-plan, and ensures architectural excellence at the heart of the city,” says Franz-Josef Höing, Chief Planning Director at the Office for Urban Development and Housing of the Free and Hanseatic City of Hamburg.
“The new plan protects historical buildings while seamlessly integrating neighbouring structures, significantly enhancing the experience of a visit to Jungfernstieg and making a valuable contribution to the upgrading of Hamburg’s inner city. In this absolute premium location, the new Hamburger Hof will be the jewel in a highly attractive quarter boasting a vibrant diversity of usage types. Its aura will radiate out across the entire city,” says Dr. Stefan Haas, Managing Director at MEAG.
The design by internationally renowned architects Diener & Diener provides for a district with six structures, carefully preserving the characteristic red sandstone building fronts. “Proven expertise in dealing with listed and landmark façades was a key criterion when selecting the winning pitch. In Diener & Diener we have found just the right partner with the competence to cater for the historical elements, while also meeting the contemporary demands on the various building types,” Haas explains.
Starting in 2025, a distinctive new district is being created between the Jungfernstieg and Poststraße roads, with high standards of energy efficiency and ecological sustainability, using photovoltaics, geothermal energy and absorption cooling. Working, shopping, fun and living will all be brought together here on more than 20,000 square metres of leasable real estate. The ground floor will comprise mainly exclusive retail with flagship stores, while the upper storeys will house modern offices and a conference centre. A rooftop bar with a view of the Binnenalster lake rounds off the holistic concept and will add even more vigour and appeal to the quarter – long into the evening hours.
The detailed redevelopment plans will be presented in early 2025.
